Pool open, rules reviewed

The Haversham Club pool opened for member use in 2024 on Saturday, May 25. This is a good time to review pool rules and etiquette for the season. As a reminder, one of the ways we as a club have kept our dues appreciably lower than other local HOA groups is that we police ourselves and we  take care of our grounds and facilities on a good-neighbor basis. We have no hired pool maintenance company, grounds or janitorial services.

Pool rules posted on the pump house wall provide only a summary of critical rules. Some rules have expansion and subtexts. For example, Rule 4 states the pool is for use by “Members and guests only.” In our by-laws, but not on the abbreviated board is a subtext that says any guest at the pool must be accompanied by their hosting member.  The 7th rule on this list is written at the bottom: Pool hours are 1o a.m. to 10 p.m. The pool has to be shocked periodically, and that is most commonly done after 10 p.m. so that the pool is swimmable the next morning. There are also some informal rules that might be more properly considered common etiquette.

Bottled beverage verboten

On our first weekend, we have already experienced a couple of serious violations of these rules. Bottles of Michelob Ultra were taken into the pool area late Memorial Day morning. This is an absolute No! No! All it takes is one unintended slip-up, and, as a matter of safety we have to shut down everything, drain the pool, disassemble the filters and pumps, and scour everything for glass shards.

Children and guests must be attended

We previously mentioned that guests must be attended by their hosting member at the pool as a by-law clarification of Rule 4. Similarly, Rule 1 might seem self-explanatory, “No children under 14 allowed without adult.” Again, on Memorial Day we had an episode of several young children at the pool without an adult. Again, as a good neighbor I might agree to “be the adult” for someone else’s children (several of us have done this), but children should not be sent to the pool without an adult or some such agreement.

Etiquette reminder

Common facilities are intended for the common use of ALL Haversham Club members. We have two calendars for reserving use of the party house. The pool cannot be reserved, but it is common courtesy for members to take a low profile at the pool while one of our neighbors is holding a party at the party house.

When you are done with any event, please clean up after yourself and your guests. This extends to the party house, the pool area, and any equipment used.

If you or your children use any toys in the pool, be sure that you retrieve all of them from the pool. On Sunday morning, May 26, we had to retrieve nearly two dozen toys before we could do routine maintenance on the pool. When this has been a problem in the past,  toys left in the pool have been sent to the city landfill.

Well water sign-up for 2025 open

Well water is now available to all Haversham members in good standing for the 2025 season.  Use of the well water is by reservation and must be coordinated through sign-up sheets. Two kinds of member reservations are available: One-off scheduling by online signup and routine scheduling aimed mostly at those with programmable irrigation systems, arranged through the Haversham board. Other times are set aside for keeping the pool filled with water and for irrigating common areas.

Well water is NOT POTABLE and is not to be used for drinking, cooking, or any other human consumption.

A weekly time table organizing Haversham community use of well water first went into effect June 19 2022. The sample chart on this page (click image to enlarge) details time assignments for access to the Haversham well. The chart is color-coded, representing three kinds of access.

  1. Time blocs with fuchsia background color are reserved only for watering the common areas and for topping up the swimming pool. There should be no personal watering going on at this time.
  2. Time blocs with peach colored background are served for people who have signed up (single use only) online for that time.
  3. Blocs having subdued background color are scheduled for individuals, mostly those with programmable irrigation systems.

Gas line cut during sewer work

City Crews replace common area sewer

City crews following up on plumbing work Saturday began replacing old clay sewer pipe in the common area which is also designated a utility right of way. In the process, they cut into a gas line and severed water to the party house. Gas was shut off at the meter as was the water until repairs could be made.

The cascade of events followed work by Lowrey Plumbing in response to a clogged toilet at the party house. Lowery found some roots in that part of the line that belongs to Haversham but then found collapsed pipe on the city’s side of things. The toilet will be out of commission for several days.

Pool reopening underway

Goal: Have the pool ready for occupancy Memorial Day weekend.

Haversham community members Saturday began the process of getting the pool reopened and fit for swimming. Anita, Clint, and Nancy R. had begun serious cleanup efforts the weekend of May 11-12, hauling two dumpsters full of winter and storm debris out of the area.

Following our annual business meeting, Haversham neighbors pulled tarps off both pools, swept the decks again on Saturday, May 18, and set out tables, umbrellas, chairs and lounge chairs. Clint power-washed the deck Saturday the Southeast patio Sunday. Water levels had already been raised to near capacity, and the process of getting all the right chemicals in the water in the correct balance began. Joe volunteered to get heater professionals in to service the heater.

As of Sunday evening, the pool looked pretty good, but the proper chemical balance is still at least a couple days away. Otherwise, we appear on target.

Meeting, potluck delayed

The annual membership meeting and pool preparation work party which had been scheduled for May 11 has been rescheduled for May 18. Fallout from stormy weather the week prior made the prospect of clean-up especially onerous, and Haversham board members agreed to delay the events one week.

The work party will follow the business meeting which in turn will be followed by a neighborhood potluck. Joe will be preparing pulled pork. Nancy R. will provide tortillas and salad makings. Other members are asked to bring side dishes.

Haversham Board members meeting March 27 set Saturday, May 11, 2019 as the date of the club’s annual business meeting. They determined the Saturday meeting will be followed by a pool preparation work party and capped off by a neighborhood potluck. Residents are asked to set aside 10 a.m. to 1:30 p.m. for the series of events.

The aim is to have the pool to be open for Memorial Day weekend if there are no catastrophic equipment or chemical failures.

Pool clean-up May 12

Haversham Club members voted May 5 to begin the 2018 pool restoration process on Saturday, May 12 beginning at 10 a.m. President Robert Pratt encouraged members to bring their own tools, such as pruners, power drills and nut/screw drivers, hammers, brooms, dustpans and all manner of cleaning weapons.

Gary Blaiss was assigned to purchase pool opening kits. Tarps will be taken off both pools, cleaned and stored. Target to have the pool ready for swimming is May 26.

President’s Letter 2018

Dear Neighbors,

Your club has had a more calm 2017 than the previous year and has productive year in making repairs and improvements to our common assets. What follows is a summary as best as I can recall of major actions; no doubt I’ve left some items off:

Productive:

  • Had chimney re-pointed; lower roof re-flashed where it meets the taller building; built new north wall from tall roof to extend over the new flashing on lower roof; had flashing installed to extend the drip-line along east eave of lower roof – all of this to stop water intrusion and extend life of current roof decking.
  • Replaced kitchen ceiling and light (water damage) and had area painted including cabinets.
  • Replaced clubhouse window to pool (by French doors) with a new solid bottom, heavily flashed and sealed to prevent water intrusion when pool deck floods in heavy rain.
  • Replaced east window bottom panel with surround for new A/C-heater unit. Installed unit capable of cooling and heating entire party house. Installed 230 volt electrical service for unit.
  • Some sealing work was done to threshold on south party house door and other maintenance.
  • Kept landscaping in relatively nice shape with well water irrigation and regular mowing.
  • Pool area and facilities were kept significantly cleaner and continued with less mystery damage than we had prior to summer of 2016.
  • Thanks to the Reddick family and the club we continued to update pool deck furniture.
  • Increased the work from Gafford Pest Control as messes in clubhouse lead to a rodent problem.
  • Member labor continued to save us significant money in repair & maintenance costs. Douglass Alford continued to provide significant maintenance the mower saving us significant money. Joe Elmore provided significant labor in the pump house and elsewhere as usual.

Challenging & interesting:

  • Over the winter continued unauthorized use of the party house resulted in many nasty messes which brought rodents and bugs. Gatherings left food out and spilled and several times trash cans (without liners!) were left full and uncovered in the building and outside.
    We believe the facilities were being used by members of a long-time paying household without the consent of the heads of the household. We think this has stopped and do not expect it to be a problem. If it does, we will make major usage changes.
  • At some point some unauthorized users, or someone else, left the pool bathroom door which caused the sink plumbing to freeze and break. We had to pay plumbers to repair.
  • More digging by the city utilities, without proper leveling and cleanup, damaged areas in which we had well re-established grass.
  • Too many furniture pieces have been moved into the clubhouse without permission of the officers. It is nice to have some items but there are too many items in the way for other members to setup and use the facility for parties. The pool deck and clubhouse are not places to dump old furniture or equipment. Please check with the president before doing so. Some items are useful but please let us decide. This will be addressed as needed.
  • Another failure of one of our pool cleaning robots. We put our repaired spare into service.

As always there is still much to do but overall, the Haversham Club physical plant and facilities are in the best condition seen in likely twenty, or more, years thanks to member work over the past several years.

For new members, this is the list of items and headaches from 2016:

Productive:

  • Replaced tar roof on main clubhouse with modern, warranted foam roof.
  • Replaced main pool pump with modern, more efficient pump.
  • Installed electricity to new pool raised deck and fans under the canopy.
  • Pool area and facilities were kept significantly cleaner & with less mystery damage than any year I’ve lived here.
  • Member labor saved us well over $3000 (or more) in repair & maintenance costs.
  • Mower required new front tires which I took care of. Much maintenance on the mower was done by Douglas Alford, many thanks.
  • Steel clubhouse chairs had missing rubber feet replaced and a chair cart was finally purchased and put into service. Old broken tables were retired.

Challenging & interesting:

  • Main pump failure over Memorial Day was a labor & stress nightmare and the following week (or so) the main shaft failed after a successful pump impeller repair. Jared Hall and I were able to get the new unit installed for a very good price and working after all this and it’s an upgrade and will save electrical costs.
  • Early September flooding was a labor & stress nightmare. Thanks especially to Joe Elmore who got all working again after a full redo of the electrical panel and more while I was out of town.
  • After major roof repair investment, water leeks continued into party room from a wall or the old roof on the north section. However, our roofing vendor has been very responsive and will continue to do all needed to stop any. We’ve not had a big enough rain lately to see if their last visit did the trick.

Pool closing work party

Sunday, Oct. 1, we will be pulling the tarps over the pools, bringing the furniture inside, and generally preparing things for the off season.
Many hands make light work.
Nancy R. will be getting the pool closing kits and doctoring up the water.
Plan on assembling at the party house at 9:30 a.m.

Pool work day May 13

All hands on deck. Members present at the 2017 annual board meeting set Saturday May 13 as the annual pool work day. The main purpose of efforts that day will be to get the tarps off both pools, clean up the pool area, get furniture out of storage and placed, and clean up around the pool and party house.

Volunteers are asked to be present at the pool at 10 a.m. for the start of the work party.

Following removal of the tarps, pumps will be started and the process of getting water up to level and chemistry in balance will begin. Target announced by President Pratt is to have the pool ready for use by members on Thursday, May 25.
