Dear Neighbors,
Your club has had a more calm 2017 than the previous year and has productive year in making repairs and improvements to our common assets. What follows is a summary as best as I can recall of major actions; no doubt I’ve left some items off:
Productive:
- Had chimney re-pointed; lower roof re-flashed where it meets the taller building; built new north wall from tall roof to extend over the new flashing on lower roof; had flashing installed to extend the drip-line along east eave of lower roof – all of this to stop water intrusion and extend life of current roof decking.
- Replaced kitchen ceiling and light (water damage) and had area painted including cabinets.
- Replaced clubhouse window to pool (by French doors) with a new solid bottom, heavily flashed and sealed to prevent water intrusion when pool deck floods in heavy rain.
- Replaced east window bottom panel with surround for new A/C-heater unit. Installed unit capable of cooling and heating entire party house. Installed 230 volt electrical service for unit.
- Some sealing work was done to threshold on south party house door and other maintenance.
- Kept landscaping in relatively nice shape with well water irrigation and regular mowing.
- Pool area and facilities were kept significantly cleaner and continued with less mystery damage than we had prior to summer of 2016.
- Thanks to the Reddick family and the club we continued to update pool deck furniture.
- Increased the work from Gafford Pest Control as messes in clubhouse lead to a rodent problem.
- Member labor continued to save us significant money in repair & maintenance costs. Douglass Alford continued to provide significant maintenance the mower saving us significant money. Joe Elmore provided significant labor in the pump house and elsewhere as usual.
Challenging & interesting:
- Over the winter continued unauthorized use of the party house resulted in many nasty messes which brought rodents and bugs. Gatherings left food out and spilled and several times trash cans (without liners!) were left full and uncovered in the building and outside.
We believe the facilities were being used by members of a long-time paying household without the consent of the heads of the household. We think this has stopped and do not expect it to be a problem. If it does, we will make major usage changes. - At some point some unauthorized users, or someone else, left the pool bathroom door which caused the sink plumbing to freeze and break. We had to pay plumbers to repair.
- More digging by the city utilities, without proper leveling and cleanup, damaged areas in which we had well re-established grass.
- Too many furniture pieces have been moved into the clubhouse without permission of the officers. It is nice to have some items but there are too many items in the way for other members to setup and use the facility for parties. The pool deck and clubhouse are not places to dump old furniture or equipment. Please check with the president before doing so. Some items are useful but please let us decide. This will be addressed as needed.
- Another failure of one of our pool cleaning robots. We put our repaired spare into service.
As always there is still much to do but overall, the Haversham Club physical plant and facilities are in the best condition seen in likely twenty, or more, years thanks to member work over the past several years.

For new members, this is the list of items and headaches from 2016:
Productive:
- Replaced tar roof on main clubhouse with modern, warranted foam roof.
- Replaced main pool pump with modern, more efficient pump.
- Installed electricity to new pool raised deck and fans under the canopy.
- Pool area and facilities were kept significantly cleaner & with less mystery damage than any year I’ve lived here.
- Member labor saved us well over $3000 (or more) in repair & maintenance costs.
- Mower required new front tires which I took care of. Much maintenance on the mower was done by Douglas Alford, many thanks.
- Steel clubhouse chairs had missing rubber feet replaced and a chair cart was finally purchased and put into service. Old broken tables were retired.
Challenging & interesting:
- Main pump failure over Memorial Day was a labor & stress nightmare and the following week (or so) the main shaft failed after a successful pump impeller repair. Jared Hall and I were able to get the new unit installed for a very good price and working after all this and it’s an upgrade and will save electrical costs.
- Early September flooding was a labor & stress nightmare. Thanks especially to Joe Elmore who got all working again after a full redo of the electrical panel and more while I was out of town.
- After major roof repair investment, water leeks continued into party room from a wall or the old roof on the north section. However, our roofing vendor has been very responsive and will continue to do all needed to stop any. We’ve not had a big enough rain lately to see if their last visit did the trick.
